Wesley Chapel's Future Downtown: Legacy Wiregrass Ranch
Wesley Chapel is set to redefine its community landscape with the highly anticipated Legacy Wiregrass Ranch project, a transformative development designed to create the area’s first true downtown. Recently approved by Pasco County commissioners, this ambitious project is positioned to bring economic growth, innovation, and a vibrant urban core to the heart of Wesley Chapel.
Located just north of State Road 56 on Wiregrass Ranch Boulevard, Legacy Wiregrass Ranch spans 30 acres of former ranchland owned by the Porter family. The project’s first phase includes two 75,000-square-foot office buildings, a 150-room hotel with 15,000 square feet of conference space, and 150,000 square feet of “eatertainment” space featuring shops, restaurants, and entertainment venues in a pedestrian-friendly, vertically integrated urban setting.
This development is more than just a place to shop or work—it is envisioned as a walkable hub where residents and visitors can gather, dine, and enjoy cultural events. Plans include a central public space anchored by a food hall, green spaces connected to a larger trail network, and structured parking garages hidden behind buildings to prioritize walkability.
The project will also contribute to Wesley Chapel's growing reputation as a hub for healthcare and education. Orlando Health, set to open in 2026 at the southern tip of the development, will become the area’s largest hospital, offering 150,000 square feet of medical office space. This complements nearby AdventHealth and Pasco-Hernando State College’s nursing program, solidifying Wiregrass Ranch as a center for life sciences and medical innovation.
Economic impact is another significant benefit. Legacy Wiregrass Ranch is projected to generate $575 million annually for Pasco County’s economy while creating nearly 5,000 direct jobs and more than 7,000 total jobs. Its design aligns with recommendations from a recent Ernst and Young study that emphasized the importance of mixed-use developments, entertainment venues, and walkable communities to elevate Pasco County’s profile.
While the project has received enthusiastic support, some concerns have been raised about ensuring opportunities for home ownership within the downtown area, rather than relying solely on rental apartments. Developers are exploring options to incorporate workforce housing units to address this feedback.
With just 40% of Wiregrass Ranch developed, the community has already made a mark with its first hospital, mall, and sports complex. Legacy Wiregrass Ranch promises to be its most transformative project yet, providing a dynamic, centralized space for living, working, and playing.
